A commercial property developer

2024–2025

Enquiries for commercial property

A commercial property developer came to us to get regular posting going. Paid channels were added to the content — and what came back was a flow of enquiries about particular units rather than abstract interest in the portfolio.

The brief

Nobody buys commercial space "in general": one buyer wants a restaurant, another a warehouse, a third an investment to let. An advertisement about "units direct from the developer" speaks to none of them.

Meanwhile the social channels were being kept irregularly and without a single visual language, so the unit the advertising led to looked nothing like the brand next to it.

What we did

01

Built the brand book

We agreed the visual language and put together a content structure, so that a unit and the brand's own account read as one thing.

02

Shot the properties

We arranged photo and video shoots on site. The material went into content, onto the website and into the advertising creative.

03

Got regular posting going

A content plan agreed with the client and posting across every account, with no gaps between the active months of marketing.

04

Divided the audience by what they were buying for

Segments were built around purpose, location and type of unit, and the keyword set around the specific language of acquiring property.

05

Made creative for each type of unit

Over 30 kinds of advertisement went into the work: separate ones for units of different sizes and different uses.

06

Gathered leads through two tools

59 enquiries came from Yandex Search and its ad network, another 20 from VK lead forms. In parallel we prepared the move onto Cian, building listings for the top 25 units.
